Encinitas - Market Report
Encinitas is a coastal community located 25 miles from San Diego. Its name comes from the Spanish term for ‘little oaks’ and it was incorporated as a city in 1986. Encinitas is made up of five areas which include old and new Encinitas, Leucadia, Cardiff by the sea and Olivenhain. Each region has its own peculiar features including shopping theatres, entertainment and recreational facilities, business districts, cultural centres and many others. Encinitas has a mild Mediterranean climate with average temperatures ranging from 40 to 85 degrees Fahrenheit depending on the season. It is a renowned surfing location, attracting hundreds of surfers daily, as well as being home to Swami’s beach, made famous by a Beach Boys song.
Encinitas was originally part of Ranchos de los Encinitas, which was later divided into Las Encinitas Rancho and Rancho Dieguito. Encinitas downtown began to be constructed in the late 19th century, and the town was officially established in 1883. The town experienced a building boom in the 1920’s and a number of historical buildings from this period still stand today. These include The Boathouses and La Paloma theatre. Encinitas was popular with the Hollywood crowd, and Charlie Chaplin and his brother Sidney both owned property here. It continues to be a popular residential area especially for people looking for a laid back lifestyle and easy access to the beach and ocean.
Encinitas has a variety of housing options, including beach bungalows, condos, twin homes, and town houses. Houses are available both on the beachfront and further inland and are available in a mix of both old and new. Encinitas has a small town feel, with a post office, library, movie theatres and restaurants and a good public school system. It is located within an easy commute of Orange County and San Diego. The community offers a number of recreational facilities including fine dining facilities, museums and theatres, shops, a farmers market and many others. There is an active surf culture and popular beaches such as Swami’s and Moonlight. It is part of the Cardiff, Encinitas Union and San Dieguito Union School districts with a number of well rated public and private schools.
